Common Reflectix Insulation Problems We Fix in Mission Viejo

That leads to mold, decking rot, and insulation that’s actively trapping moisture instead of blocking heat.
  • Foil tape drying out and peeling at seams. Reflectix Foil Tape and Foil Seam Tape hold the whole system together. In attic heat, the adhesive breaks down within two seasons and the tape peels at seams and joints. Every peeled seam is an air gap where heat bypasses the barrier. Re-taping with the right product is a quick fix, but most Mission Viejo homes we visit haven’t had their seams checked since installation.
  • Foil installed over settled, compressed old batts. A lot of original 1970s Mission Viejo tracts have Reflectix or similar foil laid over fiberglass batts that are 40-plus years old, compressed, and delivering a fraction of their labeled R-value. When the foil has lost its air gap because staples popped, or when the surface is dust-coated and the reflectivity is gone, no amount of tape brings it back. Patching won’t restore the thermal break. In those cases we replace the failed sections. Often we pair the new Reflectix with Attic Insulation services using fresh batts or blown-in insulation that actually holds spec in Mission Viejo’s heat, because the foil alone was never meant to carry the whole load.     Repair or reinstall. For seam failures and minor tears, we re-tape with Reflectix foil tape. For sagged or dust-coated sections, we remove the failed material, re-stretch new 24-inch Reflectix rolls, and use 1×2 furring strips to hold the air gap.
