For larger failed areas, a two-component re-spray is the only fix that lasts.
For homeowners weighing OEM against aftermarket: Demilec’s own touch-up cans are the right call for small repairs. For full re-seals, we use Demilec product matched to what’s already there, plus compatible fire-blocking caulk and foam board at the hatch and any drop-down stair openings. Aftermarket alternatives exist, but when you’re trying to match existing foam chemistry, the savings rarely justify the risk of a bad bond and a reopening gap.
Signs Your Demilec Attic Air Sealing Is Failing
- Higher cooling bills in August and September. Mission Viejo’s inland heat pushes attic temperatures well past 140°F in summer. When Demilec foam loses its seal at the top plates, that superheated air bleeds into your living space and your AC runs noticeably longer to hold the same set point.

- You can feel air moving around the attic hatch. Stand on a step below the hatch on a hot afternoon. If you feel warm air pushing down, the hatch seal or the Demilec around it has failed. This is one of the cheapest fixes and one we regularly do as a stand-alone job.
- Visible gaps or cracks in foam around top plates and penetrations. Remove loose material first, apply in short passes, and let it cure before you mess with it. That’s it.
What we’d strongly advise against: opening up a full perimeter that has separated, trying to re-spray two-component foam from a rented kit, or addressing failures near electrical boxes or recessed can lights without knowing what’s behind the drywall. Two-component Demilec foam mixes at high pressure and gets hot as it cures. An improper mix won’t bond and becomes a bigger headache than what you started with.
