Vaulted ceilings in older Mission Viejo homes are notorious for batts that slide and sag. This one had a 4-inch gap where heat poured straight in from the roofline. We sprayed Icynene open-cell directly against the roof deck, turning the attic into a conditioned space. The room below stopped baking by mid-afternoon. Same square footage, completely different feel.
Crawl Space Encapsulation & Vapor Barrier in Mission Viejo
This crawl space was a textbook Mission Viejo moisture problem: exposed dirt, open vents, and insulation drooping onto the ground. The musty smell was creeping into the living room. We pulled the old fiberglass, sealed the foundation vents, laid a 12-mil vapor barrier up the stem walls, and added a dehumidifier. The house smelled neutral within a week. The wood floors upstairs stopped cupping, too.

On a hot August afternoon, the attic in this Mission Viejo home was hitting 140 degrees. That heat was radiating down through the ceiling insulation all evening. We stapled a radiant barrier to the underside of the rafters, reflecting heat back out before it could soak into the attic air. The attic dropped into the low 100s. The upstairs AC stopped running past 9pm.
Wall Insulation in a 1970s Mission Viejo Home
A lot of homes built in Mission Viejo in the 1970s went up with zero insulation in the walls. This one had hollow cavities from the foundation to the top plate. We drilled small access holes, dense-packed GreenFiber cellulose into every stud bay, and patched the holes to match the stucco. The difference in noise alone was noticeable the same day. The heating bills followed.
Attic Cleaning & Rodent Proofing in Mission Viejo
This one started with a homeowner hearing scratching above the bedroom at night. We found a full rodent situation: droppings, nesting material, and insulation that needed to go.
