The vapor barrier itself isn’t manufactured by Icynene, but how it’s installed matters a lot because spray foam needs a dry environment to hold its R-value over time.

Here’s the compatibility gotcha: an Icynene-insulated crawl space needs a vapor barrier with a minimum 10-mil thickness, and in Mission Viejo’s clay-heavy soil, we strongly recommend 12-mil or thicker. Thin 6-mil poly, which you’ll still find at big-box stores, punctures too easily during installation and degrades faster in contact with the alkaline soil common around Saddleback Valley.   • Musty or earthy smell in the living space above. This is the most common first sign. When the barrier tears, soil moisture evaporates into the crawl space air, and that damp air finds its way up through floor penetrations and around plumbing chases. You’ll notice it most in the morning or after rain.
  • Cupping or warping hardwood floors. Moisture moving up from an unsealed crawl space gets absorbed by the underside of wood flooring.
